COPAK FIELD NOTES · DUBAI APARTMENT PROJECT
Limited electrical capacity. Practical EV charging.
Apartment EV charging in the UAE starts with a simple question: how much power is available when your home is already using electricity?
At a Dubai apartment building, COPAK installed a black VOX Pro charger with Dynamic Load Management (DLM). The system adjusted EV charging as the apartment’s demand changed, working within a configured 32 A combined-load limit.
Estimate your apartment EV charger installation cost, then arrange a site assessment to confirm what your building can support.

Dubai apartment EV charging: the DLM demonstration
Watch the VOX Pro charge a Tesla, then respond when appliances inside the apartment are switched on. The demonstration shows why available capacity matters more than a charger’s maximum advertised output.

Reading the results: the project summary records charging reducing to 4 kW with apartment loads running. The spoken walkthrough also includes a reading of approximately 5 kW at 22 A. Charging power varies as demand changes; these readings should not be treated as one fixed charging rate.
01 / THE CHALLENGE
Can an apartment with limited power support an EV charger?
In a suitable installation, yes. Limited spare capacity does not automatically rule out private EV charging, but the supply, cable route, protection and building permissions must all be assessed.
An apartment’s air conditioning, water heater, kitchen appliances and EV charger can draw from the same supply. A charging rate that fits while the apartment is quiet may be too high when other appliances are running.
Installing a higher-rated charger does not create extra electrical capacity. Nor does choosing a permanently low charging setting make full use of the capacity that becomes available when household demand falls. DLM offers a way to adjust charging to those changing conditions.
This case study concerns one private apartment charger. A shared charging system serving multiple residents needs a separate assessment of the building supply, allocation, access and billing arrangements.
02 / THE PROJECT
What COPAK achieved at this Dubai apartment
The objective was to make EV charging work alongside the apartment’s existing electrical demand. COPAK paired the VOX Pro with DLM and set a maximum allowance of 32 A for the monitored combined load.

| Project detail | Setting or observed result |
|---|---|
| Location and application | Dubai; private charging at an apartment building |
| Apartment connected load | 6.95 kW, single phase |
| Charger and control | Black COPAK VOX Pro with Dynamic Load Management |
| DLM maximum allowance | 32 A for apartment demand and EV charging combined |
| Other apartment loads switched off | EV charging observed at 30 A |
| Apartment loads running | Confirmed project result: EV charging reduced to 4 kW |
| Response to changing demand | Charging reduced as apartment demand rose, with more capacity available for charging as demand fell |
During the demonstration, the monitored combined load remained within the configured 32 A allowance. The practical result was charging that responded to the apartment’s needs instead of continuing at an unchanged high current.
Three different measurements: 6.95 kW describes the reported connected load; 32 A is the configured combined-current limit; 30 A is the observed EV charging current with other loads off. They are not interchangeable. Converting current to power depends on voltage and power factor, and connected load is not the same as spare capacity.
03 / THE SOLUTION
How Dynamic Load Management works for apartment charging
DLM monitors demand at the relevant electrical supply and adjusts the capacity allocated to the compatible EV charger. When the apartment uses more electricity, the system reduces the EV charging allowance. When apartment demand falls, the allowance can rise again, within the configured limits and the vehicle’s AC charging capability.
The principle: apartment demand + managed EV charging must fit within the site’s configured combined-load allowance.
In this project, that allowance was 32 A. It was a site-specific setting, not a recommended setting for every apartment.
The benefit is flexibility. A resident can make use of quieter periods in the apartment without relying only on a fixed low charging rate. Where the supply and installation are suitable, this can offer a practical alternative to pursuing a supply upgrade solely to accommodate unrestricted charging.
DLM does not increase the incoming supply rating, replace electrical protection or solve an overload caused by household appliances alone. If available capacity becomes too low to sustain charging, the system may need to pause charging; that behaviour must be checked during commissioning. The installer should also verify the response if load measurement or communication is interrupted.

04 / PLAN THE INSTALLATION
What to check before installing an apartment EV charger in the UAE
A successful apartment installation depends on the whole route from the electrical supply to the parking bay. Start with these checks:
- Parking and permissions. Confirm your right to use the bay and the building management, landlord or owners’ association requirements, including any NOC or work permit.
- Electrical capacity. Have a qualified installer assess the supply phase, protective devices, existing demand and capacity available for charging. A drawing or connected-load figure alone does not settle this.
- Cable route. Review the route from the approved supply point to the bay, including distance, containment, restricted access and any fire-rated walls or floors.
- Protection and metering. Confirm circuit design, cable sizing, voltage drop, earthing, required protection and how charging electricity will be metered and billed.
- Commissioning. Test charging with representative apartment loads on and off, confirm the DLM settings and verify protective and fault-response behaviour.
For Dubai, DEWA’s home charging guidance describes installation behind the customer’s meter and says DEWA-approved electrical contractors should be used. Confirm the applicable utility approval procedures and building permissions for the proposed work. Requirements elsewhere in the UAE should be checked with the relevant local utility and building management.
COPAK’s home EV charger installation service can help assess the complete installation, including whether managed charging is suitable for your property.
05 / PLAN YOUR BUDGET
Estimate apartment EV charger installation costs
Apartment installations vary because the distance and route to the parking bay can differ substantially between buildings. The charger, cable and containment, access conditions, electrical works and DLM requirements all affect the scope.
Use our Apartment EV Charger Installation Cost Calculator for an initial estimate for one private AC charger supplied from the apartment distribution board. Have the supply phase and approximate cable route ready; COPAK will verify cable size, capacity and site conditions.
COPAK charger packages in the calculator include Dynamic Load Management. An estimate helps plan the budget, while the final scope, building requirements and any approval charges need confirmation for your installation.

06 / CHOOSE THE RIGHT CHARGER
VOX Pro, DLM and Tesla charging compatibility

Choose a setup for your car and available supply
The black VOX Pro Cable charger was used for this apartment project. Its charging output was configured for the installation and managed by DLM. The charger’s maximum product rating should not be confused with the output available from a particular single-phase apartment supply.
If you prefer a socketed option, explore the VOX Pro Universal charger. Confirm the connector, cable, phase arrangement, vehicle’s onboard AC limit and load-management compatibility before choosing a configuration.
For Tesla owners, our Tesla home charger installation page explains the installation service. The demonstrated Tesla charged through the VOX Pro; suitable equipment and settings should be assessed for your particular vehicle and building.
COMMON QUESTIONS
Apartment EV charging FAQs
Can I install an EV charger if my apartment has limited electrical capacity?
Possibly. DLM can adjust a compatible charger to the capacity available as apartment demand changes. A site assessment must still confirm the electrical design, permissions, cable route and whether enough charging time and capacity are available for your needs.
Does a 32 A DLM setting mean the car always charges at 32 A?
No. In this project, 32 A was the combined allowance for apartment demand and EV charging. The EV charged at 30 A with other loads off and reduced its charging power when apartment demand increased.
Will DLM make a single-phase apartment charge at 22 kW?
No. DLM manages existing capacity. It cannot convert a single-phase supply into three phase or increase the vehicle’s onboard AC charging limit. Actual power depends on the supply, installation, settings and vehicle.
Do I still need building permission if I use DLM?
Yes, DLM does not remove the need to establish the required permissions. Confirm the building management process, parking rights, work permits and applicable utility requirements before installation.
Will this solution avoid every electrical upgrade?
No. It may help make effective use of a suitable existing supply, but some installations still need electrical work or a different supply arrangement. The decision depends on the site assessment and the resident’s charging requirements.
Where can I estimate the installation cost?
